What does parking management cost?


There is no flat-rate price – the costs depend on the number of parking spaces, the size, the location and travel distance, the monitoring interval and equipment of the parking area. The effort can only be quoted reliably after a brief site analysis. With FHM, the initial consultation and concept are free and without obligation: you pay nothing before you have agreed to the quote. Only for an on-site visit outside Salzburg and Mattighofen do we charge a travel-cost fee, and only if no contract results. It is based on the distance to your site and we tell you the amount beforehand. Depending on the location, different billing models are possible – from an ongoing service fee to effort-based options. What determines the price

These factors feed into the quote


Every location is different – which is why we calculate the effort individually. Four factors determine what your concept and the terms look like.

For context: a residential complex with ten parking spaces and weekly monitoring involves noticeably less effort than a high-traffic supermarket car park with daily patrols. Travel distance and equipment (signage, parking cards, optional cameras) also shift the result. Instead of a flat-rate price you therefore receive a quote calculated on these factors – the profiles mentioned are only a rough orientation, not a binding tariff.

Size & number of spaces

A small residential complex with ten parking spaces involves different effort than a high-traffic supermarket car park.

Monitoring interval

How often and at what times monitoring takes place depends on how pressing the problem is at the location.

Equipment

Signage, road markings, parking cards and optional camera surveillance all factor into the concept.

Location & access

Multiple entrances, underground car parks or awkwardly shaped areas increase the on-site monitoring effort. Remote or rural sites add travel time, as each patrol involves longer journeys.

Legal basis

What owners should know


As an owner or administrator, you determine who parks on your private property. Unauthorised parking is generally regarded in Austria as interference with possession (Besitzstörung, Section 339 of the Austrian Civil Code, ABGB) and is pursued under civil law; the most important piece of evidence for this is clear signage.

Towing on your own initiative, by contrast, is as a rule impermissible (prohibition of self-help). The reliable route runs via evidence-proof documentation and – if necessary – the deadline-bound action for interference with possession (within 30 days of becoming aware of the interference and the interferer, Section 454 of the Austrian Code of Civil Procedure, ZPO). What does private parking management cost?

Will I incur ongoing costs as an owner?

That depends on the billing model agreed. Depending on the location and effort, different options are possible – from an ongoing service fee to effort-based models. Which option makes sense for your property we set out transparently in the quote before you agree.

Do I pay as the owner – or does the illegal parker?

These are two separate things. The ongoing management (monitoring, signage, parking cards) is governed by the model agreed with you. The vehicle keeper notification itself, by contrast, is addressed to the illegal parker: it sets out a flat-rate charge (usually €65), which is borne by the person responsible – not by you. If they do not respond, the interference with possession can be pursued through the courts; the costs of the proceedings are then, as a rule, borne by the unsuccessful party.

How long does it take before monitoring starts?

After the site analysis, concept and installation of the signage, ongoing monitoring can usually begin at short notice. We agree the exact timeframe individually – parking cards can mostly be supplied within a few days.

Is private parking management legally permitted in Austria?

Yes. As an owner or administrator, you may determine who parks on your private property. What is decisive is that it is recognisable as private property – clear signage is the most important piece of evidence for this and is strongly recommended. Unauthorised parking generally constitutes interference with possession (Besitzstörung) and is handled under civil law – documented with sound evidence.

Which properties are suitable for parking management?

Almost any private parking area: residential complexes and property management companies, retail and supermarkets, hotels and restaurants, medical centres and practices, as well as company and staff car parks. What matters is that unauthorised parking occurs regularly and that the spaces should remain reserved for authorised users.
